The Keyfix Non-Combustible Cavity Tray has been installed as part of a new residential development in the London Borough of Haringey, Ashley Road West. The innovative system has helped to improve efficiency onsite and to future-proof the building against fire safety regulations.
Developed by Related Argent, Ashley Road West is a new build residential development in the heart of trendy Tottenham Hale, located alongside the newly established central square with a vibrant offering of shops, restaurants and bars. The building comprises a limited collection of 54 apartments in a modern open-plan design based upon high-quality specification. The building also provides ample opportunity for ambient living as each apartment includes a private balcony, and all residents can enjoy the tranquil fifth-floor rooftop garden. The development is well-placed next to the brand new £30m Tottenham Hale station offering direct links to the City, the West End and London Stansted Airport via Victoria and National Rail lines.
Working in partnership with Pollard Thomas Edwards Architects, main contractor Galliford Try, and brickwork contractor Grangewood Brickwork, manufacturer Keyfix supplied 1,730m of its Non-Combustible Cavity Tray (NCCT), 492 Corner Units, 4,830 of Weeps and 546 Stepped Capping Pieces to this development.
The client specified the Keyfix NCCT as it was the most robust system on the market which also offered excellent value for money. Significantly, the Ashley Road West development featured a complex brickwork design whose assembly could be made more efficient using the Keyfix Non-Combustible Cavity Tray system.
The greatest challenge Grangewood Brickwork faced on this project was the intricate saw-tooth brickwork. Supporting the client with this predicament, the Keyfix team overcame this challenge by incorporating a bespoke Stepped Capping Piece and stepping the system to meet the brickwork requirement.
Additionally, the Keyfix NCCT reduced on-site installation times due to its completely self-supporting system which doesn’t require fixing back to its internal frame, hence its reputation as a simple ‘fix and forget’ system. Furthermore, the Keyfix NCCT is completely compliant with current fire safety standards, as it is made of Grade 304 austenitic A1 fire-rated stainless steel. This product is designed to last for 100+ years, thus ensuring that the building will remain compliant with building regulations for years to come.
Unlike other products, the Keyfix NCCT is not reliant upon sealants, mastics or tapes which are the prevalent cause of product failure. By eliminating the use of any sealants at joints Keyfix has removed the possibility of installation errors caused by onsite conditions. The Keyfix NCCT is the only Cavity Tray of its type on the market with a mechanical dry seal at joints.

A final advantage to the client was the design collaboration between Keyfix and sister company IG Masonry Support. IG Masonry Support designed and supplied its mechanically-fixed B.O.S.S.+ (Brick on Soffit System) and a secondary support structure to deliver stunning brickwork results on the building’s façade.
The Ashley Road West development is now complete, with the Keyfix NCCT A1 fire-rated solution, providing our customers peace of mind as their building will always remain compliant with building regulations.
