OVERVIEW
The main developers overseeing a major development project in the heart of East London tasked Keyfix with supplying its market-leading Non-combustible Cavity Trays (NCCT) for application across the site.
The Barking Riverside project, part of a major £124 million package of works, saw 3,500 family homes built and designed by main developers L&Q Group, brickwork contractors DWG Scaffolding and Brickwork, and architects Boon Brown. With the main developers focused on complying with, and even exceeding, current building regulations, and conscious of sustainability targets, they were keen to ensure the homes were futureproofed.
With that in mind, plus a desire to keep the project on time and to budget, the developers chose Keyfix to supply its innovative NCCTs and corner units. Offering superior thermal efficiency and designed to minimise thermal bridging, while also being quick and easy to install, Keyfix’s market-leading products were the ideal choice.
For such a monumental project, Keyfix designed and supplied 18,088 metres of its Non-combustible Cavity Tray System (NCCT), which encompassed 3,884 pre-formed Corner Units, with several including a bespoke dog-toothed deisgn, 2,712 Non-Combustible Cavity Tray Lintels (NCCTL), and 48,200 Non-combustible Weeps.

The A1 fire rated NCCT system is manufactured from austenitic Grade 304 stainless steel, ensuring the highest standard of fire resistance for the building. In addition to making sure the building remains damp-proofed, the enduring quality of the stainless steel will guarantee longevity and ongoing resilience for over a century. The result of this is that the building will remain compliant with ever-changing regulations if they are to become more stringent.
The construction of the 3,500 homes was just the start for the 443-acre brownfield site formerly occupied by Barking Power Station. Once the entire package of works is completed, the site will become one of Europe’s largest placemaking projects, with another 16,500 homes, enhanced green spaces, seven new schools, and a substantial area of retail, employment, and public space set to create a local community of up to 50,000 people.
