Fulham Gasworks: Phase 2

OVERVIEW

Fulham Gasworks Phase 2:

System: TerraSmart Vitrified Composite

Finish: Vitrified Composite Sunbleached Oak

Worked with: Subcontractors? Installers?: AYM Services Ltd

Main contractors: Berkeley

The Challenge: Overcoming Wind Uplift Issues in High-End Residential Spaces

Fulham Gasworks Phase 2, part of the prestigious King’s Road Park development in London, is a continuation of Berkeley Group’s vision to transform a former gasworks into a sustainable urban quarter. This high-profile project features over 1,800 homes, commercial spaces, and landscaped areas, all designed to epitomize luxury and modern living.

For Phase 2, the project faced a significant challenge: wind uplift risks that could compromise the stability of proposed terrace and balcony finishes. The original specification of aluminium decking proved unsuitable due to its lightweight nature, which heightened the wind uplift risk.

The development needed an alternative system that met strict building regulations, mitigated wind uplift, and maintained the desired aesthetic for this premium location—all without penetrating the waterproofing and insulation.

The Solution: TerraSmart® Vitrified Composite System

RYNO stepped in with the perfect solution: the TerraSmart® Vitrified Composite System in a stunning Sunbleached Oak finish. This innovative system was chosen for its ability to meet both functional and aesthetic requirements:

    • Wind Uplift Mitigation: The Vitrified Composite system provided a reliable solution to counteract wind uplift risks without the need for mechanical restraints. Thanks to extensive testing, it was proven to withstand challenging conditions without compromising the structural integrity of the terraces.
    • Preserving Waterproofing and Insulation: By eliminating the need for penetrations, the system ensured that the waterproofing and insulation layers remained intact, providing long-term durability and protection.
    • Seamless Aesthetic: The Sunbleached Oak finish complemented the development’s design ethos, offering a luxurious, natural look that blended effortlessly with the surrounding architecture.

Collaborative Success: Working with AYM Services Ltd and Berkeley Group

RYNO collaborated closely with AYM Services Ltd, the installation partner, and the main contractor, Berkeley Group, to ensure the successful delivery of the system.

    • Testing and Compliance: The project leveraged RYNO’s rigorous testing and regulatory expertise to deliver a fully compliant system.
    • Adaptability: Quick adjustments to the initial specification ensured that the final solution met both technical and aesthetic requirements.

Although RYNO didn’t work directly with the architects on Phase 2, the partnership with Berkeley and AYM allowed for smooth communication and efficient problem-solving throughout the process.

Building on Fulham Gasworks Phase 1

Phase 2 builds on the success of Phase 1, where RYNO played a pivotal role in transforming balcony and terrace designs to align with current building regulations. Phase 1 showcased RYNO’s expertise in replacing combustible materials with high-quality, non-combustible porcelain finishes.

Real Results: A Stunning and Functional Outdoor Space

The final result speaks volumes. Fulham Gasworks Phase 2 terraces now feature a secure, regulation-compliant, and visually striking decking solution that enhances the living experience for residents. By mitigating wind uplift and preserving waterproofing, RYNO’s TerraSmart® Vitrified Composite System has proven itself as a top-tier choice for premium developments.

Looking Ahead

The success of Fulham Gasworks Phase 2 reaffirms RYNO’s commitment to delivering innovative, high-performance solutions for luxury residential developments. As King’s Road Park continues to evolve, RYNO is excited for the next phase.
